We highly recommend Rampart Construction LLC for home construction and renovation. Rampart is currently finishing up a remodeling of our home on Folly Beach, and we have been pleased with the planning, coordination, and implementation Rampart has demonstrated on this challenging project.
Our home is an older Folly Beach house of typical 1950s construction. We had many “needs” for improvement, but a limited budget due largely to FEMA restrictions. Rampart has worked closely with our architectural firm and city officials to find cost-effective and aesthetically pleasing ways to address the “tricky” structural, regulatory, and other construction challenges presented by this project. As a result, we have been able to make more improvements than we had expected possible under our cost constraints (adding a large family room on top of the existing structure, raising ceilings in some of our existing rooms, adding two new decks and an outdoor shower, enlarging an existing porch, adding stairs to connect to an existing apartment, among other integral design solutions).
Eric Lutz, who is our primary contact point at Rampart, has been flexible, helpful, and diligent in overseeing the project. The subcontractors he assigned to the job have performed competently and worked hard to complete their work ahead of schedule, in part to minimize the time we had to live away from our home.
Based on stories other people had told us about similar projects, we were expecting our renovation to be a nightmare, full of problems. To the contrary, we have been pleasantly surprised and relieved to see the project nearing completion with no major problems experienced, on time and on budget. Any “snags” encountered along the way were addressed promptly and effectively, and we love our new space.

We would highly recommend Rampart Construction LLC for custom home building. We had a house built and completed by Rampart within their specified timeframe and within the proposed budget. This was accomplished by a thorough budgeting process that included bids from all subcontractors, as well as all estimated material costs prior to starting construction. The actual cost to build was very close to the budget figure, and in fact was slightly below budget.
The time frame was also met, largely due to the job supervision. Eric Lutz was at the site regularly and kept the subcontractors on pace and had them correct any issues, many of which we wouldn’t have noticed. They also did an excellent job scheduling the subcontractors to avoid gaps between jobs. My neighbors all commented on how unusual it was to see work being accomplished on a regular basis throughout the entire process.
Rampart was also diligent about qualifying all costs and insuring that credits were issued for unused or damaged materials. We had a cost plus contract, which worked very well.
Throughout the process, Eric Lutz, Rob Melton and Dale Johnson were alway available to meet to go over specifications or clarify details. Rampart makes what can be a stressful process go as smoothly as possible.
